Rental dates run from Saturday to Saturdayfor the months of July and August. Daily rentals with a minimum of 3 nights will be required for most other rental times. It is best to call and discuss your needs. Arrangements may be made for early arrival. Please contact Carol one week before arrival to discuss the details.
Most places do not allow animals. Please discuss your situation with me. We appreciate any smoking to be done outside of the building. Please respect this for other renters sake.
Bedding, Bathing and Swimming Towels
At this time no bedding or towels will be provided. Please bring your own or contact me about renting them from a local service Carol can set up for you.
Reservations
Reservations by telephone only. Communication by e-mail before commitment is encouraged. Please contact Carol Ann's Rentals at 802-525-4132.
Arrival and departure
Arrival time - 3:00 pm. Departure - 10:00 am. We expect you to leave the place as you found it. And leave in a timely manner so the next renter can arrive. Please use the directions on our confirmation. Often times GPS is not accurate in our location.
Cleaning begins sharply at 10:00 a.m. so the next rental can arrive and start their vacation.
Cancellation Policy
Rentals secured on the calendar for the following year and before January 1st require a $ 100 deposit which may be cancelled without penalty. Your deposit will be completely refunded.
Cancellation between January 1st and your reservation week may be cancelled for medical reasons with documentation from a physician – your payments will be returned. Covid conditions to be considered.
Cancellation due to your desire to change dates, places or that you just cannot come – I will try to rebook your week and will return a portion or all payment if I can rebook partial or all of the reserved week. If I cannot rebook no refund will be given. I try to be fair to both renters and rental owners.
Additional Guidelines for Renting
To make cleaning easier and to prevent cross infection, all renters will now need to provide their own bedding including pillows and blankets as well as the sheets. Please note the size of the beds in the confirmation.
As usual, I do not provide bathing or swimming towels but will have dish towels in the kitchen which you can start in a wash before you leave. We are also removing any extra throws, pillows and fabric items that could hold the virus.
We will be doing extra cleaning and disinfecting but do ask that you bring sanitizer and masks for your personal use.
THE STATE OF VERMONT IS MANDATING MASK WEARING, Social distancing and hand washing. PLEASE BRING ONE ALONG TO USE WHEN OUTSIDE THIS RENTAL UNIT. The State is still under the Governor’s Emergency Orders.
Upon leaving the rental at the end of your stay, please clean out the refrigerator and do not leave any food in the house.
Directions
Directions to your rental location takes you through the closest town named Barton. I encourage you to follow directions on your confirmation. This will be the easiest way to find your vacation spot and also become familiar of the stores in town. There is everything you need - groceries, gas, drug store, hardware, auto, restaurants (take out and eat in), post office, banks, library, and antique stores.
GPS settings on the fastest route may direct you to dead end roads, places no longer in existence and also get you lost. Settings that are more general will be your safest way to travel in our area.
Payment method
Reservations given before January 1st require an initial deposit of $100. It will hold your week until January 1st.
A confirmation will be sent to you with further particulars specific to your rental location.
By January 1st, Payment by check for the first full half of the rental rate minus the $ 100. Balance due 30 days before arrival with tax and security deposit. All checks to be made out to Carol Ann's Rentals, please place in memo - rental name and first day of rental. State law requires a 9% tax payment on the rental rate.
Security Deposits - A Security Deposit if required will be returned to you once it has been determined that there are no problems with the rental property and that the property was left clean. This includes properties where an animal was allowed.
